Tees, Esk and Wear Valleys NHS Foundation Trust were delivering adult mental health services in a building designed in the 1920’s as a maternity hospital.  It was run down and not fit for purpose.


The project began with a consultation process and briefing exercise to understand how the services to be accommodated worked and how they will work together in the future. This established the Spatial Settings required to deliver clinical services and workplace solutions for the four community teams.


Various refurbishment, relocation and rebuild solutions were tested before a business case was put in place for a new building on the existing site. Working closely with the client team we were able to iterate and value engineer the design quickly and without compromising on quality in response to requests for economies in the business case as it progressed through client milestones.

Overall the project achieved a 35% saving on estate. New ways of working reduced the space utilisation per person from 25 sq.m. to 10.5 sq.m. whilst increasing the provision of clinical patient areas. 


It was a truly collaborative project with teams, the community and service clients consulted on everything from the facilities to the tone of the interior.
